How does Serenity Vacations Rentals work?
At Serenity Vacation Rentals, we offer you the options that will suit your needs. We will take care of all the reservations, marketing, money and responding to your guests so that you don't have to. If you want we can also arrange for cleaners and maintenance. The choice is yours!
Is my property right for Serenity Vacation Rentals?
All of our properties meet a high standard. We will arrange a time to meet you at your property to do a walk through. During the walk through, we may identify areas that need attention to improve rentability and we also let you know what works well for renting. It is imperative that our properties are exactly as we advertise so as to meet our guests expectations. As short term rental regulations vary by area, it is the Owner's responsibility to ensure that they are compliant with all local, and municipal regulations.
How much do you charge?
We have two different tiers that you can choose from depending on what services you require from us. Our low end is 18% and our top tier 20%. We do not charge any set-up fees or contract fees. Our contract is easy to understand and lays out the responsibilities of both SVR and the Owner. Important to note is since there are no fees to you other than those stated above, if you aren't making money then neither are we, so we are going to do our best to make sure that you make money!
How does Serenity Vacation Rentals market my property?
The first thing we do is bring in a professional photographer to take pictures of your property! As they say, "A picture is worth a thousand words" and we couldn't agree more. We will post your property on our website. It will include a great description highlighting the best your property has to offer. As well as our website, we will list your property on sites such as Airbnb and VRBO. But that's not all. Depending on your property's location and type, we may also list on other sites. But marketing doesn't stop there. We use Instagram, Facebook and YouTube as well as our list of past renters to advertise your property.
Why not just use Airbnb or VRBO?
Airbnb and VRBO are online market places, whereas Serenity Vacation Rentals, is a vacation rental management company. We take care of managing your calendar, screening your guests, dealing with inquiries as well as payments from the guests to you. We can even organize the cleaners. If you list with an online market place, that all falls on your shoulders. Our job is to make your life a lot easier.
What else do you do differently?
We use a Dynamic Pricing Model. What that means is that we manage the rental rate for your property and ensure that the ever changing markets are reflected in your pricing. Gone are the days of static pricing. Now we can adjust for special events, slower times, even make adjustments when you are quickly selling out, all to ensure that you earn maximum revenue.
